Home Warranty Inspection Services
Schedule NowGet Repairs Covered with a Builder’s Warranty Inspection
Months after you’ve closed on a newly constructed house, scheduling another home inspection is probably one of the last things on your mind.
Many newly constructed homes are sold along with a 12-month builder’s warranty that covers the cost of repairs associated with constructional defects.
If your builder has provided a 1-year home warranty, then you should strongly consider a home warranty inspection to help identify issues that could be covered.
During a one-year home warranty inspection, the professionals at MKC Associates help homeowners identify and understand any repairs that should be fixed before their builder’s warranty expires.
Don’t wait until it’s too late and risk getting stuck with a big, costly repair that could have been covered discovered earlier. Defects that are due to poor quality materials or inferior workmanship should not be your responsibility.
You already invested in a new home, now make sure you get what you paid for with a one-year home warranty inspection. Let us help you get the most out of your home warranty!
Although our home warranty inspections are similar to a typical buyer’s inspection, we will use the time spent at your property specifically to determine if there are any repairs or issues that should be addressed with your home warranty provider. This inspection will include examinations the following areas at minimum:
- Exterior: Wall cladding, windows, doors, eaves, trims, decks, porches, entryways, steps, grading, and drainage
- Roofing: Roof system, roof penetrations, roof drainage, and roof structure, chimney
- Structure: Foundation, structural framing, floor, walls, ceiling framing, and roof framing
- Heating and Air Conditioning: Furnace system, boiler system, HVAC system, ducts, vents, tanks, fuel supply system, and main fuel shutoff
- Plumbing: Supply and waste piping, main supply shutoff, drains, traps, and vent piping
- Electrical: Service entrance cable, meter area, grounding, main disconnect, main and sub panels, GFCI breakers and receptacles, AFCI breakers, switches, and exposed branch wiring
- Interior: Walls, floors, ceilings, trim, windows, door, other cabinetry, and all interior components
- Appliances: Dishwasher, oven range, other miscellaneous permanently installed appliances and components
The full scope and extent of our inspection depends on whether or not MKC Associates provided the original inspection.

What Can a Builder’s Home Warranty Cover?
Home warranties are intended to help home owners protect themselves against some of the major repair costs that can occur within the first year (or more) of ownership. Even when a buyer’s inspection was performed, these costly repairs can remain latent for months after the home is purchased and they are a major setback. Even though home warranty policies vary widely depending on the provider, they generally provide coverage for major home systems and components that wear out or break down over time. Exact coverage of a Builder's Warranty will vary builder-to-builder (check with your builder and read the fine print!), but may include:
- Structural issues (involving doors, windows, floors, roofs, etc).
- Electrical system problems (wiring problems, circuit overloads, alarms & other systems, etc).
- Plumbing issues (leaks, broken pipes, faucets, etc).
- Heating and cooling issues (Overall HVAC system, air conditioners, heating, ventilation, etc).
- Workmanship issues (tile, materials, drywall, paint, etc).
- In some cases home warranties can also cover things like pools (and equipment), roofs, and more.
If the homeowner experiences an issue with one of the covered areas they can submit a claim to the warranty provider, who will cover part or all of the expense if it meets the plan’s terms.
